Rosemary Sound Development

Description:

Rosemary Sound Development is an approved planned unit development (PUD) located between Fort Walton Beach and Pensacola, Six miles from Navarre Bridge. The property consists of 91.6 +/- acres, with 1000’ of highway 98 frontage, the main highway of the Florida Panhandle. The property also has 1200’ of water frontage on the Sound of Navarre. The PUD has an approved density of 825 units with schools being provided by Santa Rosa County School systems.

 

The development has purchased all mitigation property required for the entire project. The approvals required by the Army Cops of Engineers, as well as all DEP permits for the bridge and wetlands crossing have been completed.

 

Rosemary Sound has $36,000,000 in the Community Development District funds approved by all agencies necessary for issuance of bonds. Rosemary Sound Development master plan contains 6,400 square feet of civic buildings, 49,000 square feet of retail building, 825 mix units of single-family, townhomes, and condos. Plan also contains a 100-slip basin marina.

 

The property was appraised March 25, 2009 for $20,00,000 by Fruitticher Lowery Appraisal Group, Inc. 3000 Langley Avenue, Suite 402 Pensacola, Florida 32504.

 

The estimated development, construction and marketing time is 5-7 years. The projected profit is over $58,000,000; not including the CDD reimbursements estimated $14,485,000.
