Rosemary Sound Development is an approved
planned unit development (PUD) located between Fort Walton Beach
and Pensacola, Six miles from Navarre Bridge. The property
consists of 91.6 +/- acres, with 1000’ of highway 98 frontage,
the main highway of the Florida Panhandle. The property also has
1200’ of water frontage on the Sound of Navarre. The PUD has an
approved density of 825 units with schools being provided by
Santa Rosa County School systems.
The development has purchased all mitigation property
required for the entire project. The approvals required by the
Army Cops of Engineers, as well as all DEP permits for the

building, 825 mix units of single-family, townhomes, and condos.
Plan also contains a 100-slip basin marina.
The property was appraised March 25, 2009 for $20,00,000 by

The estimated development, construction and marketing time is
5-7 years. The projected profit is over $58,000,000; not
including the CDD reimbursements estimated $14,485,000. |
